The villa, with a separate entrance, is located on the first floor of a building WITHOUT an elevator (stairs required to access it).
PLEASE NOTE: The unit is accessed via an internal staircase (please exercise extra caution if traveling with small children).

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of 6.10.2022).
Summer: The average air temperature must not be lower than 26°C for all types of buildings.
Winter: The weighted average air temperature must not exceed 19°C. The heating season and the daily operating time depend on the climate zone defined by the regulations.

Viareggio is one of Italy’s most charming seaside resorts. - From Viareggio Station, you can take bus No. 25 to the “Via Maroncelli Don Bosco” stop, just a 6-minute walk from the property.
